Monthly HOA dues are set by the Board of Directors based upon the HOA’s budgetary needs. The individual dues assessed to owners are determined by the square footage of your unit. Beginning January 1, 2023, the monthly HOA dues are set as follows:
Efficiency Units: $103.44 per month
One Bedrooms Units: $174.41 per month
Two Bedrooms Units: $225.23 per month
Two Bedroom Townhomes: $291.56 per month
Three Bedroom Townhomes: $316.15 per month
If you are a homeowner, the HOA Rules and Regulations allows for you to have two pets. If you have more than two pets, then you need to apply for an exemption from the Rules & Regulations.
If you are a tenant, your landlord’s policies will determine whether you can have pets. No tenant may have more than two pets unless they first obtain an exemption from the Rules & Regulations by the HOA Board of Directors.
The HOA Security Patrol personnel primarily serve as professional witnesses for the Board of Directors to observe and report on incidents occurring in the Cottonwood Ridge Condominiums complex.
The HOA Security Patrol is not a substitute for law enforcement or emergency services. If you are experiencing an emergency, you need to contact the Norman Police Department or the Norman Fire Department by dialing 911. In an emergency situation, you should only attempt to the contact the HOA Security Patrol AFTER you have first contacted emergency services.
No. The CC&Rs expressly forbid short term rentals. Short term rentals are those defined as being rented for under 30 days.

Unit owners who violate this provision may be subject to the imposition of a fine by the HOA. Additionally, the HOA may pursue a civil action in the District Court of Cleveland County, Oklahoma to obtain an injunction.
